Designing and Building a New Corporate Headquarters and Production Facility on an Aggressive Timeline
Health-Ade was experiencing unprecedented growth in the fastest-growing sector of the beverage industry. They needed a construction partner that could quickly plan, design, engineer and build-out a new corporate headquarters that would bring their operations and production under one massively expanded roof.
Once the new building was under lease, DDB was tasked with designing and engineering the 30,000-square-foot warehouse, a new 6,000-square-foot structural steel and concrete storage mezzanine, and the 8,000-square-foot office within four months and, once permitted, to build out the entire project in just six months.

Our Strategy for success included:
- Closely collaborating with the Health-Ade team and board members to assess their needs and wants from their new facility.
- Setting up a robust password-protected project management system that created an organized flow of critical information from the clients to project partners and consultants, eliminating any bottlenecks on the project.
- Simultaneously specifying, designing and engineering all process piping, production, packaging, cleaning machinery and equipment, and high-pile storage racking, and putting it into early fabrication to ensure on-schedule delivery.
- Proactively approaching the city for guidance on expediting portions of the project prior to permit issuance while awaiting plan check feedback. By the time the building, mechanical, electrical & plumbing permits were issued, DDB had completed enough pre-inspection field work to allow for the immediate inspection of below-grade utilities and foundation reinforcing steel.
Not only did DDB meet the aggressive project design and construction timeline for Health-Ade’s headquarters, we were able to help them realize additional usable square footage within the building’s footprint, which resulted in a rent concession from the building owner (and additional rentable square footage for the owner down the road). Health-Ade was so please with their experience and the quality of building, they have engaged our team on seven additional projects and counting.
